Theory Design creating interior for Seagate’s Sunny Isles model at Hill Tide Estates

Theory Design is creating the interior design for Seagate Development Group’s furnished Sunny Isles model – one of two model homes available for purchase, along with one lot. These are the last opportunities to own a piece of paradise at Hill Tide Estates on Boca Grande. Sunny Isles is scheduled to break ground this month, along with Seagate’s and Theory Design’s furnished – now sold – Cape Romano model. Seagate’s and Theory Design’s furnished Beacon model is under construction, while their furnished Bal Harbour model is under contract and slated for completion next month. R.G. Designs is featuring architectural design for all four model homes.

The Sunny Isles model will present over 5,400 square feet of living space and a coastal cottage design. Exterior selections include a gray standing seam metal roof, façade and siding; white/charcoal pavers; white aluminum shutters, railings, windows, trim, garage doors and brackets; as well as a blue entry door.

The first living level takes one from the entry foyer to the grand room and then to the island kitchen with double ovens and a 48-inch gas-range stove, a dining area and an outdoor living area. The staircase in the foyer will present stained treads and painted risers. The outdoor living space will be equipped with a full outdoor kitchen, dining and lounge areas, and a pool bath. A VIP guest suite is adjacent to the entry and leads to a powder bath – just off a pantry/laundry room. An office and a master suite – with direct access to the fireplace-wall-equipped outdoor living area – will complete this floor. The master bath has a bench on both sides of the walk-in shower, along with a soaking tub.

The second story presents two guest suites – with one off the bar-equipped bonus room and both leading to a covered deck and a sundeck. It also offers a second powder bath, a second laundry room and a morning bar. Hardwood flooring will be apparent throughout the main living spaces.

Plumbing selections for Sunny Isles include a dual-mount hammered stainless steel sink at the wet bar, a pedestal basin in the pool bath, a vessel-style sink in the first-floor powder bath, a unique size soaking tub and polished chrome showerheads as well as thermostatic and volume control valve trims in the master bath. Appliance selections range from Thermador in the kitchen to Uline at the wet bar, morning bar and bonus room bar. Lynx and Uline brands can be found in the outdoor kitchen.

The Cape Romano will feature over 5,000 square feet of living space. A fresh and airy coastal concept is apparent in clean, modern lines as well as relaxed, casual furnishings in white, linen, soft blues and grays. There will also be cabinetry in white and soft-painted finishes; and ceiling designs that will include nickel gap and painted nickel gap.

The Cape Romano will present a gray metal roof, white windows and garage doors, aluminum shutters and railings, Rain-Cloud-colored double doors, and Drift of Mist and Morning at Sea exterior wall tones.

With European oak flooring, an open-concept floor plan will connect the great room, the dining area and the island kitchen to the outdoor living area. That is expected to include conversation and dining areas, a custom pool and spa, and a firepit. The island kitchen is equipped with a Viking 48-inch gas-range stove, two dishwashers, a Sub-Zero refrigerator/freezer, an alabaster white single-bowl, apron-front sink, white cabinets and a backsplash with a white subway herringbone pattern. A pantry/laundry room accommodates white cabinetry and a 36-inch refrigerator. Two VIP guest suites will also be on the second floor of the Cape Romano and lead to the outdoor living area. They will present two-handle faucets, white cabinetry and under-mount bathroom sinks with an overflow in white. A third guest suite favors a white color palette, except for cabinets in gray. The second living level debuts a master suite that – in addition to a study with its own bath – overlooks one of two covered decks and presents a morning bar with a marble herringbone backsplash. A second laundry room, a walk-in closet and a master bath complete the second living level. With views of the second covered deck, the master bath features two water closets, two vanities, marble accent tile, a soaking tub and a walk-in shower that leads to a private outdoor deck.

The Bal Harbour model has over 5,100 square feet of living space. The second floor will begin a coastal, modern concept via a linen, white, gray, navy blue and pear green color scheme – including the Bal Harbour’s sea salt exterior – as well as wire-brushed white oak flooring and relaxed, weathered finishes.

A great room, an island kitchen with artisan tiles and quartzite countertops, a dining area, a study, and a second master suite with a slipper tub and a Hansgrohe showerhead, among other fixtures, complete the second floor. Each space grants access to a pool and a spa deck as well as an outdoor living area with a kitchen, a pool bath, and space for lounging and dining.

The second story encompasses a bonus room with a wet bar and a master suite, an under-mount sink and a morning bar. One of two VIP guest suites opens to a deck, and both incorporate gray tones.
