As bizarre as it may seem for a 95-storey skyscraper to get lost in the shuffle, Concord Adex is working hard to differentiate its new Sky project from the clutch of soaring condos coming to downtown Toronto.

Rising 299 metres over the intersection of Yonge and Gerrard, the angular glass-panelled work of New York’s KPF Architects joins supertall projects including Pinnacle International’s 95-storey, 312-metre Skytower; The One by Mizrahi Developments, which measures 94 storeys and 338 metres; and a development application at 1200 Bay St. that calls for 87 storeys topping out at 324 metres.

With all this action high above the city’s streets, Concord is turning the spotlight on Sky’s street-level features. “Condo residents are calling for expansive and secure facilities where they can store and maintain their bikes,” says Isaac Chan, Concord’s vice-president of sales and marketing. “That’s why we’re including a whole series of amenities that can really increase the enjoyment, efficiency and security of the cycling lifestyle.”

These include a Gear Room for residents to tune up and tinker with their bikes, snowboards or skis using shared tools; a bike-washing station; a dedicated bike elevator for direct access to the street; bike storage lockers; and a cycling simulator spin room so residents will have the option to exercise indoors when it’s cold or wet outside.

The audience for these amenities is large and growing. According to a recent report from the City of Toronto, cycling has exploded in popularity over the past 20 years. From 1999 to 2019, the percentage of reported cyclists in Toronto jumped from 48 to 70 percent. This increase has also led to an uptick in bike theft, with Toronto police data revealing that nearly 4,000 bicycles were stolen in 2020, or roughly three times as many as in 2014.

Beyond bikes, Sky’s amenity package reflects the diverse population that Chan expects will occupy 1,100 suites ranging from studios to two bedrooms plus dens. Spread across three floors, it includes a fitness centre, zero-edge outdoor swimming pool and lounge, theatre room, meeting room, party lounge, library, coffee bar, bookable suites for overnight guests and charging stalls for electric vehicles.

“Sky is such a large project in such a central location that it’s hard to pinpoint which amenities and suite features will appeal most to the largest number of residents,” Chan says. “So we’re taking a kitchen sink approach.”

Speaking of kitchen sinks, those in all 1,100 Concord Sky suites are stainless steel, mounted under quartz-engineered stone-slab countertops and equipped with polished chrome or hard graphite faucets with pull-down sprayers. Kitchen cabinetry features soft-close hardware and under-cabinet lighting illuminating large-format quartz engineered stone backsplashes and gas cooktops, while accent lighting above the cabinets shows off the nine-foot ceilings in living spaces that feature laminate wood flooring throughout.

Quartz and stylish lighting join large-format porcelain tile flooring in the bathrooms, where there are soaking tubs, walk-in shower stalls framed in glass and drawers with built-in organizers.

Another point of differentiation, Chan says, is the multi-layered Concord BioSpace System that will be installed throughout the building, designed to improved airflow, filtration and UV sanitization. BioSpace also enables residents to make touchless journeys from curb to suite by using their cellphones to monitor major entry points and high-traffic common areas, lock and unlock doors, schedule automated package delivery and call for one of 11 high-speed elevators.
